Controller in Mississauga


Adecco is recruiting a Controller for a Mississauga based property and asset management firm on a 10 month contract. This role will act as the key financial person in their active team of 8 service professionals. The company has been successfully managing real estate and associated matters from holding entities to all aspects of tax and accounting on behalf of its non-resident equity clients for over 20 years. Reporting directly to the President and independently managing a team of three, this position is suitable for a strong people-oriented professional with an affirmative leadership style and a high level of motivation
The successful incumbent is comfortable working with detailed and complex information and making independent decisions on financial matters. The candidate is also able to stay on top of financial policy developments and their potential impact on the business. Controller Responsibilities
Key responsibilities of the role includes, but not limited to the following:
- Manage and execute the property and corporate finance functions including but not limited to 26 properties, 24 corporations, 17 limited partnerships and 13 general partners.
- Oversee, review and prepare annual financial statements, property budgets, year-end files, corporate and personal tax returns, T5013s, NR6 undertakings and NR4 summaries.
- Prepare management company budgets and cash flow reconciliations for review and discussion with President.
- Prepare and review monthly/quarterly property operating statements, variance analyses and rent rolls.
- Special project analysis such as property gain on sale, fair market calculations and their related tax consequences, reconciliation of cash transactions related to the acquisition and sale of properties, wind down of corporate entities.
- Review and discuss property receivables and outstanding balances with Property Manager.
- Oversee bi-weekly payroll updates with third party preparer.
- Sign cheques and approve payments via RBC Express
- Coordinate annual insurance renewal with updated 24 month rental loss coverage values.
- Calculate and manage US partnership tax installments and distributions in conjunction with the US auditors.
- Communicate and respond to requests by President, clients and staff as well as act as direct liaison with third parties such as external Accountants and Auditors.
- Manage and delegate team of 3 accountants/staff.
- Ensure ongoing accuracy and quality of data/information within the accounting department.


Controller Qualifications
- Professional accounting designation (CPA, CGA or CPA, CMA).
- Minimum 8-10 years financial management experience working within real estate/property management with 3-5 years in management capacity (required).
- In depth knowledge of Canadian real estate accounting and taxation (US accounting and taxation not required, but an asset).
- Working knowledge of non-resident taxation an asset but not required
- Proficiency in Microsoft Office with advanced Excel skills (required), knowledge of Skyline Property Management Software (an asset) and Tax Prep (as asset).
- Excellent attention to detail, sound judgment and business acumen along with logical decision making ability.
- Demonstrated ability to manage/lead a team with the ability to motivate staff to produce quality work.
- Client service focused, with a commitment to exceeding client expectations in a timely manner.
- Knowledge of German an asset, but not required.
