Adecco is recruiting for a Property Accountant who will be responsible for all required day-to-day accounting functions for an assigned portfolio of properties. This Property Accountant would have a solid understanding of all aspects of accounting, would be in contact with operational staff on a regular basis to ensure they are receiving the information required to manage the properties and ensure the reporting calendar is met. Our client is the leader in global real estate services and looking for dynamic and innovative Commercial Property Accountants to join their growing team in the new Downtown Toronto office. This Property Accountant has a pay rate of $31.00 per hour and the assignment duration is estimated 3 months with a possible extension starting immediately.

Property Accountant Responsibilities (but are not limited to)
•Play the role of financial subject matter expert for assigned portfolio of properties. 
•Specialize in full-cycle, audit-compliant accounting functions, month-end reporting procedures, monthly reforecasts of portfolio financials, and annual budgeting.
•Monitor and govern all financial transactions that are processed through the properties by performing balance sheet analysis, operating expense review, P&L variance analysis, cash flow projections, and compilation of comprehensive working papers.
•Perform CAM and Tax Recovery calculations through the review and analysis of tenant leases and setup of recovery models.
•Provide accounting expertise to support operational staff on matters related to capital expenditures, operating budgets, CAM and Tax Recovery analysis, and interpretation of complex tenant leases.
•Opportunities for development through exposure to special projects and other duties as assigned by the Accounting Supervisor or Manager.

Property Accountant Requirements
•3 years of progressive property accounting experience.
•Actively pursuing an accounting designation.
•Superior written and verbal communication skills. 
•Strong spreadsheet skills (Excel) a must, Yardi experience is considered an asset.
•Must exhibit a high level of professionalism and excellent interpersonal skills.
•Independent, self-starter, team player.
•Ability to deliver excellent customer service at all levels of the organization and with external partners.
•Possess strong organizational, time management and project management skills with a demonstrated ability to work both independently and within a team environment.
•Strong relationship-building ability, proactive, results-oriented, and resourceful.
•Ability to meet deadlines without compromising accuracy, excellent product quality and attention to detail.
