Responsibilities:
- Draft documentation and correspondence, including reports, opinions, and client communications.
- Compile information and draft written reports, following up on undertakings and escrow conditions.
- Review and analyze agreements of purchase and sale, credit facility and loan commitments, contracts, leases, municipal applications, and requisitions on title.
- Prioritize and monitor various components of transactions.
- Conduct and summarize due diligence for transactions, including title searching, corporate and ancillary searches, and off-title inquiries.
- Draft and analyze statements of adjustments and other financial documents, ensuring accurate financial reporting and handling of funds.
- Complete closings, coordinating closing documentation and funds, conducting title searches, and managing escrow arrangements.
- Consult and collaborate with solicitors and clients to receive and implement instructions during transactions.
- Negotiate and communicate with external solicitors, governmental professionals, and other stakeholders.
- Flag and communicate potential issues related to transactions, including title issues.
- Provide problem-solving support for transactional matters and collaborate with support staff and assistants.
- Research and interpret legal procedures, statutes, and regulations relevant to the area of practice.
Requirements:
- Legal eligibility to work and reside in Canada.
- A Law Clerk Diploma (Undergraduate degree or higher preferred)
- A minimum of 5 years' experience in commercial real estate transactions, with the ability to work independently and efficiently in a high-volume environment.
- Strong proficiency in Microsoft Word, Excel, and Outlook, along with expert knowledge of Teraview.
- Experience with legal accounting programs such as Aderant (preferred).
- Solid title-searching abilities and good drafting and mathematical skills.
- Excellent written and verbal communication, organizational, and analytical skills.
- A proactive approach to identifying and solving transactional issues.
